Terms of Service

UnitVisit lets a property manager book a unit visit and lets an inspector complete it with photos, a checklist, and a report. It is a record of what was observed on that visit.

You must be 18 or older. Keep your login to yourself and use accurate account information. You are responsible for activity on your account.

Do not misuse the service. That includes booking a visit without authority, sharing access codes outside the visit, posting false information, harassing anyone, or trying to break or scrape the product.

You order a visit and pay at booking through Stripe. The price is the price shown at checkout. There are no cancellation fees. You can cancel or reschedule free until the inspector checks in.

If the inspector arrives and cannot get in after the required wait and contact attempt, a failed-access trip fee of $30 applies.

A report is observational documentation. It is not a licensed home inspection, an appraisal, or a code or safety certification.

You may accept or dispute a report. An unreviewed report is auto-accepted after 24 hours. Disputes are handled by UnitVisit within 3 business days.

You are responsible for having the authority to grant access to the unit.

If you give us a tenant's phone number or email, you confirm you are allowed to share it and that the tenant may be contacted to schedule the visit.

You are an independent contractor, not an employee of Anthion Aether LLC or of the property manager. We review applications and the documents you upload. That review is not a background check, and we do not verify your identity beyond the information you submit.

You are paid after the property manager accepts the report, or after the report is auto-accepted. Payouts are sent through Stripe Connect.

Photos and checklist answers must be honest and accurate, and the photos must be captured at the property during the visit. Do not photograph people, or personal documents, mail, or financial papers. If one appears in a photo, retake it.

If a visit is unsafe, leave. Do not stay to finish the checklist.

We may suspend or remove your account if you break these terms, including problems with photos, access, or how you treat the people at a property.

Access codes and tenant information are confidential. Use them only for the visit you were assigned, and do not keep a copy after the visit.

The UnitVisit name, the app, and our design belong to Anthion Aether LLC. You keep the information you submit. You give us permission to store it and show it so we can run the visit, the messages, and the report.

The service is provided as it is available. We do not guarantee that a unit will be accessible, that a report will catch every condition, or that the service will be uninterrupted.

To the extent the law allows, Anthion Aether LLC is not liable for indirect or consequential losses. Our liability for a visit is limited to the amount paid for that order.

These terms are governed by the laws of the State of Georgia, without regard to conflict-of-law rules.
